A proposed mixed-use community development involving a new #1 Fire Hall and affordable housing at Johnson-Cook-Yates Streets goes back before Victoria council Thursday.
The Dalmatian Developments project was approved to go to public hearing in February, and since then the developer has made significant changes.
The proposal is for a 4-phase planned community on the 1.77 acre property, which used to be home to a car dealership.
Phase 1 includes construction of a mixed-use building to include affordable rental housing, and is billed as the largest purpose-built building of its kind in downtown Victoria.
The state-of-the-art post-seismic public safety building, with a fire hall, ambulance bays and emergency operations centre, would be sold to the City at a fixed-price.
The developer has worked with the fire department on a design and operations plan to mitigate traffic and noise from sirens.
The affordable rental home portion of the project aims to provide 130 one-bed, two-bed & three-bedroom homes ranging in size from 365 to 1,011 square feet. The homes will be available for sale at a below-market price to Pacifica Housing, who will own and operate the building.
Phases two, three and four envision 14, 15 and 17 storey buildings with public spaces, mixed commercial-retail and restaurants, and a variety of energy-efficient housing options from studios to townhomes and live/work spaces.
Pending rezoning and development approvals, construction of Phase One is estimated to be completed by 2023.
